Dilapidation Surveys

The term “dilapidations” refers to a state of disrepair in a property where there is a legal liability for the condition of disrepair. These repairs are normally the obligations of tenants to undertake as required under the terms of leases.

This is a complicated area of Property Law in which we can liaise with your legal advisor, either when preparing and negotiating Schedules of Dilapidations on behalf of landlords or, in negotiating the extent of work which a tenant is required to undertake.

RICS provide a Dilapidations Consumer Guide giving general advice about the topic.

When representing tenants considerable savings can sometimes be achieved.
